About Us: A Direct Cash Home Buyer

We buy houses across the Charleston area ourselves, with our own funds, and close in our own name at a South Carolina attorney's office.

What kind of buyer we are

Sell Charleston House Fast is a direct cash home buyer. When we make you an offer, we are the ones buying. We pay with our own funds, take title in our own name and close at a South Carolina closing attorney's office. After we own a house, we repair it and either resell it or rent it out. That's how we make money, and it's why our offer reflects the cost of repairs and resale.

We buy houses in Mount Pleasant, West Ashley, James Island, North Charleston, Summerville and the rest of the Charleston area, in almost any condition and in most situations: inherited houses, rentals with tenants, homes that need work, flood-damaged houses, divorces, relocations and owners who are behind on payments or taxes.

What we promise

  • A written cash offer within 24–48 hours of seeing the house or getting the details we need.
  • Closing in as little as 7–14 days when the title is clear, on the date you choose. Later is fine too.
  • No fees or commissions, and we pay the closing costs. You still pay off your own mortgage, liens, past-due taxes and HOA balances from the proceeds, and property taxes are prorated. Here's the full definition.
  • We buy as-is: no repairs, no cleaning, and you can leave what you don't want.

And one thing most cash buyers won't say: our offer will usually be less than what you might get listing with an agent after repairs. That's the trade for speed, certainty, no repairs and no fees. Try our cash offer vs. listing calculator, and feel free to get an agent's opinion too.

What we don't do

  • No wholesaling or assigning. We don't put your house under contract and shop it to another investor. South Carolina's 2024 law (H.4754) defines wholesaling as marketing a house you only have under contract, and the Real Estate Commission's November 14, 2024 advisory opinion says marketing a contract without revealing the property is "practically impossible". We avoid the question entirely: we're the buyer.
  • No listing. We aren't real estate agents and we don't list homes or charge commission. Buying for our own account isn't brokerage, and an owner selling property they own is exempt from SC licensing (§40-57-240(1)).
  • No rent-back deals. We don't offer to buy your house and rent it back to you, or sell it back to you later.
  • No deed transfers before closing. We will never ask you to sign your deed over before closing at an attorney's office, or to make mortgage payments to us.
  • No upfront fees. We never charge you anything, and we can't stop a foreclosure. If you're behind on payments, talk to your lender and a free HUD-approved housing counselor (888-995-4673) first.
  • No made-up proof. We're a new website, so you won't find testimonials or ratings here yet. We'd rather earn them than invent them.

How to check us out

Ask us anything before you sign. Ask who the closing attorney is, call that office yourself, and bring your own attorney if you like. Compare our number with what an agent thinks the house would list for. Read our frequently asked questions, the guide to South Carolina's wholesaling law and how cash offers are calculated.
